Who is Jim Hitcher?

Thanks for taking a couple of minutes of your time to learn a little about me.

When you're assessing an agent to determine their competency to represent you in a purchase, or sale, let me take a minute to share my experience and see if it might meet your expectations to be your agent.

Since 1989 my professional journey has been in the world of real estate sales and financing, and over those 30+ years I've experienced quite a bit. Among them I've:

• Successfully Negotiated purchases for my clients,
• Prepared my clients homes for sale and sold them.
• Handled hundreds of transactions from condos to multi-unit investment
properties as a real estate agent and a lender,
• Worked with real estate agents as a lender,
• Represented Buyers when purchasing New construction homes from builders
• Thought outside the box to create solutions for my clients
• Leaned on my lending background to literally save the quality of life
for a client by deploying a Reverse Mortgage into a purchase so she would have
very minimal monthly housing payments on a fixed income, otherwise she would
have run out of money going down the path she was taking.
• Closed purchase transactions through the City Housing programs, like BMRs
• Sales and purchases for investors using a 1031 tax deferred exchange
• As well as my own transactions.

• I’ve been an owner of a Mortgage company.
• I’ve had my own real estate franchise and operated it for 8 years
• And in 2021 I joined Coldwell Banker Realty in Danville.

I’ve been through the roller coaster ride of home prices and mortgage rates over the years
so I can empathize with you should you become concerned about the right time to sell
or purchase a home.

• To protect yourself legally
• To craft your offer to stand out among the crowd,
• Or, when selling your home to avoid the many pitfalls.

Yes, there’s a lot of information online to educate yourself, but that can only take you so
far without being in the trenches every day. That’s where I've been since 1989, in the trenches representing my client's best interests.

I‘ve come across a lot of situations in the real estate world and I’d love to put that
experience to work for you and earn your business.

The High Road

Being up front and honest with my clients is important when they’re trying to buy, or sell a home. Even when it might not be what they want to hear, an honest assessment of the situation needs to be shared and I will always do that. While sometimes difficult for clients to hear, I know in the long term this is the best approach to have with people and clients.

When I’m away from the office I enjoy keeping up with the current economic times, spending time with my family, coaching baseball, playing golf and traveling.
